Sub-contractor Management for Facilities Maintenance

Every contractor working on your building is vetted, insured, competency-assessed, and performance-tracked by UKBPM. You never lose visibility over who is on-site or what they are doing.

Our 6-Stage Sub-contractor Vetting Process

No contractor works on your building without passing all six stages. No exceptions.

Insurance Verified

Public liability (minimum £5M), employers' liability, and professional indemnity insurance checked and on file. Renewed annually.

Qualifications Checked

Relevant trade certificates verified: Gas Safe, NICEIC, CITB, CSCS, asbestos awareness, first aid, and any specialist accreditations.

Site Induction

Every contractor receives a site-specific induction covering emergency procedures, access requirements, permit to work, and client expectations.

Competency Assessment

Practical competency is assessed before new contractors are added to the approved list. References checked and prior work history reviewed.

Performance Tracked

Job quality, punctuality, communication, and SLA adherence are tracked on every job. Patterns of underperformance are addressed immediately.

Quarterly Review

All contractors are formally reviewed quarterly. Those not meeting the UKBPM standard are removed from the approved list. You only get the best.

What Happens on Every Job

Vetting is the start, not the end. UKBPM maintains active oversight of every contractor visit.

Work Order Issued

Every contractor job is issued via a formal work order with scope, access instructions, SLA, and sign-off requirements. No verbal instructions, no ambiguity.

Permit to Work

High-risk tasks (confined spaces, hot works, working at height, live electrical) require a permit to work issued and controlled by UKBPM.

Job Documentation

Engineers photograph work before and after completion. Certificates, service records, and risk assessments are submitted and archived for audit.

Sign-off & Review

Work is signed off against the work order scope. Any variations are agreed before additional work proceeds. Nothing happens without authorisation.

Full Sub-contractor Control — Without the Overhead

We manage the vetting, oversight, and performance tracking. You get the results without the administrative burden.
